Our method
Only closed sales, never asking prices.
A partner walks every room before we quote.
Live registered-buyer demand per district.
A launch price and a floor, with reasoning.

Why three numbers
The launch price is where you start and can defend for about three weeks. The likely price is what we expect to sign at. The floor is the point at which holding becomes irrational — we put it in writing so nobody has to guess later.
If we think your home is overpriced, the report will say so in the first paragraph. Roughly one in five of our appraisals advises against selling this year.
The evidence
Closed sales across the four districts we cover, this quarter. This is the data an appraisal is built on — and it is published in full.
Full methodology and the complete comparables table are included in every written report.

Beyond the number
